Engineering Excellence Award - Home Depot Brownfields Redevelopment
American Council of Engineering Companies - Massachusetts (ACEC/MA) - 2008

Pennoni Associates has been awarded the ACEC/MA Engineering Excellence Award for its involvement in the Brownfields Redevelopment Project. The award recognizes engineering achievements that demonstrate the highest degree of merit and ingenuity.

Pennoni was bestowed this award for its involvement in the Brownfields Redevelopment project, which concerned the development of a portion of Parkway Plaza for the new Home Depot, located in Chelsea, Massachusetts.

Pennoni was retained by The Home Depot to address environmental concerns related to the regulatory compliance and health and safety issues involved with the development of the parcel. As the Environmental Engineering consultant, Pennoni was responsible for preparation of the RAM Plan and environmental specifications to be utilized during demolition, construction, and site work activities for the new Home Depot. Pennoni also provided Licensed Site Professional (LSP) services to ensure that the work at The Home Depot development parcel was done in conformance with the MCP.

The new Home Depot was opened in June 2006 and became a vital part of the community. Pennoni Associates was proud to be a part of this project in view of the fact that The Home Depot had the foresight to take a blighted area and turn it into a well-planned and attractive retail site for the community at large, providing jobs, services and goods to customers.

Distinguished Award - Nipper Building
American Council of Engineering Companies New Jersey Chapter (ACEC/NJ) - 2005

Pennoni Associates recently received the 2005 Distinguished Award from the American Council of Engineering Companies New Jersey Chapter (ACEC/NJ) for design work done on behalf of the Delaware River Port Authority for the Brownfield Redevelopment of the Former RCA Building 17. The ACEC/NJ 2005 Engineering Excellence Awards program recognizes the best of the engineering and land surveying projects in the State of New Jersey.

Pennoni’s Environmental Technology was hired by the Delaware County Port Authority to complete a Preliminary Assessment/Site Investigation/Remedial Investigation for the former RCA facility and develop a Remedial Action Workplan under oversight of the New Jersey Department of Environmental Protection to remediate this former industrial facility to residential standards. Pennoni’s investigation and reporting of the environmental remediation on the Nipper Building enabled Dranoff Properties to secure the necessary funding to purchase and renovate the building, converting it into the viable and tax-contributing entity that it is today.

Brownfield Redevelopment

Recent trends have steered development away from  wooded and agricultural land, toward the recovery and reuse of vacant and abandoned urban and suburban sites known as Brownfields. Pennoni Associates has a team of experienced  environmental, civil and chemical engineers, geologists, and environmental scientists able to  perform services necessary for Brownfield redevelopment, including Phase I Environmental Site Assessments for Due Diligence, Phase II soil and groundwater investigations, remedial alternative analyses, and remedial design and implementation for in-situ and ex-situ remediation of soil and groundwater.

Pennoni has a working relationship with area regulatory agencies and vast experience with regulatory programs such as the Pennsylvania Land Recycling and Remediation Standards Act (Act 2), New Jersey’s Technical Requirements for Site Remediation and Industrial Site Recovery Act (ISRA), and DNREC’s voluntary cleanup program.  We perform the necessary investigations, determine the applicable cleanup standard and remediation strategy, as well as, submit the required reports and administrative paperwork to obtain a release of liability or no further action determination for a site, an important step in Brownfield redevelopment.

Environmental Planning

Environmental planning has risen to a new level in today’s “go green” society.  Mapping and identification of natural resources is a key component of a municipality’s environmental toolbox.  Development impact assessment has become highly scientific and technically complex.  Regulatory expertise is essential to redevelopment of brownfields and industrial sites.

Scientists and engineers with environmental expertise back Pennoni’s team of professional planners.  Pennoni’s size and depth provide municipalities and developers the resources they need in identifying environmental opportunities and constraints, and impact assessments and solutions.

Environmental Planning services include natural resource inventories, environmental impact assessments, GIS mapping, open space plans and stream corridor studies.

Land Development

Pennoni Associates has a long history of preparing land development plans and applications for our clients.  We understand how to change a site’s current land form and convert it to meet  the needs of our client’s new use.  Our in-house mentored professionals provide planning, subdivision, zoning and land development services for projects ranging from simple small scale to large complex projects located in dense urban or rural suburban locations.

The land development team brings together the skill sets, training, and experience of our planners, landscape architects, and civil engineers. Pennoni's staff is knowledgeable of smart growth, low impact development, and LEED requirements and will  identify how these concepts can improve your project.

In addition to traditional suburban land development, our staff has extensive experience in urban site development, including brownfields.  Working closely with environmental and geotechnical engineers, we can provide solutions in difficult environments to address demolition, adaptive re-use, site infrastructure, and water quality needs.

Pennoni project managers have the skills and experience to make public presentations and to provide expert testimony in support of project applications.  Our project managers also have the experience necessary to prepare and lead project design teams in the preparation of land development applications and construction documents.
