Pennoni Associates, working for architect Bower Lewis Thrower,  provided complete structural engineering services for 101 Walnut Condominiums.  The building is a 12-story luxury condominium building with floor areas of approximately 3,000 square feet.  The building frame is constructed entirely of cast-in-place reinforced concrete.  Each unit, which consists of an entire floor, has two private cantilevered balconies that extend approximately 12 feet from the interior of the building on the Southeast and Southwest corners of the building, providing unobstructed views of both the entire riverscape, as well as Philadelphia’s center city skyline.

The typical floor construction is a “flat plate” concrete slab resulting in no obstructions below the slab surface and less costly formwork.  Space savings for stairwells were created through the use of a cast-in-place helical stair which provides two paths of safe exit from the building within a single stair shaft.  With recessed columns and cantilevered corners, three sides of the building will have continuous windows, providing the owners with dramatic, uninterrupted views. The top two floors of the building are a single luxury penthouse unit.  A winding stair connects the two floors and is encased in glass above the upper level.  Folding glass doors open out on to a large rooftop terrace with a 4-foot deep pool stretching almost the entire width of the building.
